Taking its name from a sacred spring, the magnificent six-bedroom villa, known as ‘The Beji’, is bordered by rice terraces and a river, within walking distance of the beach on Bali’s south-western coast. The property is comprised of ten pavilions, a 27-metre swimming pool, and ponds in a vast lush garden.

There are six air-conditioned bedrooms at The Beji, each with its own en-suite bathroom, dressing room, and deck. Each bedroom is equipped with a flat screen TV with satellite channels, a DVD player and quality sound system.
The two master suites are located on either side of the pool. Each of these sizeable bedrooms presents a polished teakwood floor, a king-size, canopied four-poster bed, a sumptuous bathroom dominated by an oversized bathtub. In front of each master bedroom is raised wooden deck overhanging the swimming pool.
The two double suites and two twin-bedded suites are very similar in design to the master suites. The bathrooms are smaller than the master bathrooms, but sumptuous nonetheless!

The elegant dining pavilion is large enough to accommodate up to 18 people.

The Beji is hidden away in the Balinese village of Berawa, one kilometre from the beach, near Canggu. The rice field setting offers the double attraction of being close to everything that guests might need, while also presenting a fascinating insight into the traditions of rural Bali. The beach is renowned for its legendary sunsets and world-class surf breaks, and the neighbouring Seminyak area presents an exciting nightlife, together with an abundance of trendy boutiques, luxurious spas, and internationally acclaimed restaurants – including the well-known ‘Ku Dé Ta’, ‘Kafé Warisan’, ‘Living Room’, ‘Hu’u’ and ‘La Lucciola’. The villa is a mere 30 minutes' drive from the international airport, and convenient for all of the main tourist attractions and shopping malls. Easily accessible sporting amenities include the ‘Nirwana Bali Golf Course’, which was designed by Greg Norman and voted the number one golf course in Indonesia, and the neighbouring ‘Canggu Club’, offering sports, social and leisure amenities. For horse lovers, the ‘Umalas Equestrian Centre’ is just five minutes away.

Lodge by Welton Design is in charge of the renting management of villas, apartments.
All payments have to be done to Welton Design (UK) Ltd, the Lodge by Welton Design head-office.
Lodge by Welton Design will confirm the booking by email or fax, regarding the client dates.
The contract is not effective until all necessary payments have been received by Lodge by Welton Design.

a) All rates are quoted in USD and are inclusive of tax. Rates are subject to change.

MINIMUM NIGHTS’ STAY REQUIREMENTS: THE BEJI
Note that some accommodations do require special terms and conditions unique to that property.

PAYMENTS AND CANCELLATIONS
a) Payments
A deposit of 50% of the rental amount must be received by Welton Design (UK) Ltd within two (2) working days after confirmation of reservation has been given. If the deposit is not received in this delay, the booking will be cancelled.
Final payment is required 45 days prior to arrival (60 days for Christmas/New Year bookings 20/12 to 08/01).

Full payment is required within two (2) days if the booking is made less than 45 days prior to arrival (or 60 days for Christmas/New Year bookings); if less than 5 days remain before the booking commences, the monies are due immediately.
Payments shall be made in US dollars :
By bank transfer to the Welton Design account. The fixed charges invoiced by the bank are payable by the lessee guest.

Payment by Travellers Cheques, bank cheques and in other currency are be accepted.

b) For last minute bookings (within 1 week or less prior to arrival), full payment upon arrival in cash is acceptable. Lodge by Welton Design will accept cash payments in US dollars upon arrival of the tenant in Bali. Solely banknotes in USD which have been issued after 1996 will be accepted (Indonesian banking regulations).
Prior to arrival, a credit card debit authorisation shall be established in order to guarantee payment in full. Such authorisation, together with a photocopy of both sides of the credit card and the passport of the credit card holder, shall be faxed to Lodge by Welton Design. The authorisation acts as a guarantee and will be returned once Lodge by Welton Design has received the US dollar cash payment in full for the booking.

c) Deposits will be refunded in full less USD 500.00, if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/New Year bookings). In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited.

d) Notice of cancellation must be received by Lodge by Welton Design in writing.

e) Final payments are non-refundable.

f) Be aware that all clients will be asked to sign a waiver of liability and a credit card authorization form which will allow Lodge by Welton Design to charge the card for damages and any additional charges that the clients incur whilst at the villa. If for any reason that credit card transaction is refused by the bank and/or damages incurred by the client exceed that amount, the agent will be held responsible for those damages. This could result in the confiscation of future deposits for other clients.

CHANGES TO BOOKINGS
A 100.00 USD administration fee will apply to each change after a booking has been confirmed. Changes cannot necessarily be accommodated in all cases.

CHECK IN AND CHECK OUT TIMES
a) Clients may check into a villa after 2 pm.
b) The mandatory check out time is 11 am.
c) In cases where there is no other booking for the same day, Lodge by Welton Design may extend the check-out time until 3 pm.
- Late check-out prior to 6 pm will incur a half-night rate;
- Late check-out past 6 pm incurs a full night rate.

EVENTS & PARTIES
a) All of the Lodge by Welton Design villas have rules governing their usage for events and parties and at times a surcharge of up to the equivalent of a night’s rental price is applicable (plus the local community, or ‘Banjar,’ fee, if any). Normal bookings are for vacation purposes and special permission must be obtained for functions where the number of people in attendance exceeds 150% of the capacity of the villa. Also, clients should be aware that these are private villas located in residential neighborhoods and, as such, not all functions or events can necessarily be accommodated. Much depends on the vagaries of the Banjar (the neighborhood’s residents’ association).

b) Weddings and other events held at villas are becoming increasingly popular. Please be aware that the majority of villa owners will not accept a booking involving a function without prior confirmation that a professional function coordinator has been employed.

c) If your clients are planning to hold an event such as a wedding or any large congregation of people at the villa, it would be best to bring this to the Lodge by Welton Design attention as soon as possible.
Special Function fee terms can be sent to you upon request.

TRANSPORTATION
To thank you for choosing Lodge by Welton Design we offer you the pick up from the airport to the villa the day of your arrival and also the day of your departure to drive you back to the airport.

FORCE MAJEUR
a) Neither party shall be liable to the other for any failure to perform any obligations under this Agreement due to causes which are beyond their reasonable control and of a nature which neither has the power or authority to remedy, including without limitation, acts of God, acts of civil or military disturbances, fires, floods, epidemics, wars, riots and acts of terrorism. In the event of such an occurrence, the party claiming relief thereon shall give prompt written notice thereof to the other party and any time for performance of an obligation shall be extended by time equal to the length of delay attributable to such occurrence.

b) Bookings affected by acts of war, terrorism or natural disaster have to be dealt with on a case by case basis. It is Lodge by Welton Design’s policy to provide guests who have been affected by these events with a postponement of their booking (a credit) good for a period of one year. It is not Lodge by Welton Design’s preferred policy to provide refunds. Enforcement of this provision will be done on a case by case basis in light of the wishes of the villa owner and the guest.
